Project ZIMÁK REZIDENCIE has an excellent strategic location at the centre of Nové Mesto, on quiet street called Pri starej prachárni with direct connection to the city center. This location has rich greenery and it is characterized by stable construction. Project of this high standard urban housing was designed by Ing. arch. Karol Kállay. Layout of the original building has provided the perfect foundation for creation of seven floors and eighth floor subsided. This project gets his unique identity with combining the rich history of the site with the concept of modern living on the edge of the old town.

A) THE BUILDING CONSTRUCTION AND COMMON AREA
• Monolithic reinforced concrete perimeter bearing walls and reinforced concrete columns
• Thermal insulation of mineral wool, thickness of 160 mm.
• Inter-flat walls acoustic YTONG SILKA S20-2000 Rw 54DB-250-300 mm.
• Non-bearing walls YTONG P2-500, thickness of 125 mm.
• Internal lime stucco walls and ceilings.
• Two elevators.
• Security aluminium entrance doors, video intercom at the entrance panel, security camera at the house entrance.

B) APARTMENTS
• Plastic windows with triple glazing.
• Preparation for electrical aluminium blinds.
• Laminate floors Classen Joy, thickness 8 mm in the rooms, in the kitchen and the hallway. Ceramic tiles in the bathroom and toilet. Wooden or wood-plastic slatted floors on balconies and terraces.
• Sanitary ware for bathrooms and toilet Duravit, faucet Teorema (Good Life) and bathtub Kaldewei. Hanging toilet with built-in tank.
• Full smooth interior doors, CPL laminate surface, wooden doorframes, CPL laminate surface.
• Internal gypsum stucco walls and ceilings, white painting.
• Preparation for installation of air conditioning.
• Safety entrance door.
• Floor heating. The bathroom will be fitted with a radiator. Heating and hot water will be provided by exchanger station located outside the building.

We prepared for you a safe and convenient financing model. You need only 15% of the purchase price to buy your new apartment. The rest of purchase price you will pay up by your own resources or through a mortage loan after official approval from Final inspection.

The purchase of your new apartment is divided into several steps:
• Tentative reservation of apartment for 7 calendar days

• Signing the Contract on reservation
- signing the Contract on reservation and paying the reservation fee in amount of 3.000,- EUR. Reservation fee is a part of first payment.

• Signing the Contract on future purchase contract
- signing the Contract on future purchase contract and choosing of standard equipment until 60 day after signing the Contract on future purchase contract. Within 20 days after signing the Contract on future purchase contract is payable first payment 15% of the total purchase price (including reservation fee) to the seller.

• Official approval from Final inspection/II. payment/Purchase Agreement
- within 14 days from the date of entry into force (i) official approval from Final inspection, (ii) registration of all necessary acts in the cadastre necessary for usage the building, and (iii) record of apartment in the cadastre, the seller must send to buyer a demand to sign the Purchase Agreement and to pay the rest of purchase price.
- within 20 days from delivery the demand the buyer must sign the Purchase Agreement and pay the rest of purchase price (in the case of payment from own source) or the payment has to be paid within 20 days from delivery a proposal to register title of mortage right to buyer (in the case of mortgage funding).
- within 5 days after the signing the Purchase Agreement and the payment of the whole purchase price by the buyer, the seller must file the proposal to register title of ownership to cadaster (in the case of mortage funding after the signing the Purchase Agreement and Pignorative Contract).

• Handing over the apartment
- the apartment will be handover to buyer within 14 days from the signing Purchase Agreement and payment the whole purchase price.
