Holiday villa is situated in an attractive and peaceful location on the outskirts of the town KOŽINO near Zadar which is along the sea on a sloping terrain with planted native vegetation, submerged in pine forest and overlooking Zadar and the island Ugljan.
Plot size is 934 m2 with vehicular and pedestrian access from the paved secondary roads. The exact net and gross areas are given the preliminary design. The building was designed as a free-standing holiday villa with a carefully landscaped garden and parking space for 3 cars and a separate covered garage. The tilted part of the terrain is used for the basement, which has a view overlooking the terrace and swimming pool.
The villa is designed as a cottage for the family and can be used as a house for rent. The organization of space is as follows:
The ground floor contains a living room with kitchen and dining room which are all connected integrally in one room and an apartment with a bathroom as a separate unit. There is an indoor stairway which leads to the first floor and down to the basement.
The first floor holds 3 bedrooms with independent bathrooms and dressing rooms with a view of the sea and islands. Each room has a terrace. Master Bedroom - with dressing room and bathroom is located on the southwest side of the villa and has a beautiful large terrace with an amazing view of Zadar and the islands.
The basement has plenty of space to socialize and relax, including plenty of storage room. It has a fitness center and sauna. There is an outdoor pool with a water heating system and beautiful terraces that can be used for sunbathing and lounging.


The architectural design of the villa was inspired by the traditional and cultural heritage area, morphology of the Mediterranean landscape of urban space and, above all, the modern view of their mutual Interactional permeation. The architects are in close collaboration with the investor which enables the realization of the works that give it a breathtaking and fascinating look.
The villa was designed with the primary purpose as a country house with views over the landscape and the sea with maximum utilization of insolation in all respects, and as a result of such an approach is entirely open to the sea from the south while the north is protected from wind and closed due to the architectural design.
The view is particularly achieved through the great design of villa. From all the terraces and the pool there is just a breathtaking view of the sea and the islands. Due to the glass doors that are all located on the south side of the Villa, you can enjoy this view from any room.
The facades of the villa will be in a light tone of small-grained grit plaster facade.
The façade will be by FunderMax. Wooden facade elements will be done in natural wood finish.
Interior of the villa will be designed in a contemporary style, minimalist, clean shapes and designs in warm colors and materials.
Environment will be arranged in a contemporary way, having much greenery with an automatic irrigation system. Plants and trees will be indigenous varieties, lavender, rosemary, laurel, oleander, and the yucca trees, palms, olives, pine, etc.

The basement and all basement walls will be made from waterproof arm.betona, while the other bearing walls will be arm.betona with the thickness of 25 cm high. All ceiling and roof panels will be arm.betona thickness of 20-25 cm.
Thermal insulation of structures that are in contact with the outside air and the walls of the foundation, will be achieved by the thickness and type of insulation at low energy construction.
Insulation of walls, the facade will be performed as an ETICS system facades min. 15 cm in thickness.
Part of the walls of the facade will be made of the coating - FunderMax panel thickness 1 cm 25 cm in width. Due to the type of walls, there will be ventilation avoiding any type of humidity. All interior walls will be painted in pastel colors of your choice.
All external glass walls will be performed by SCHUCO al. profiles with interrupted thermal bridge. Glazing Insulating double layer and triple-glazed glass filled with argon.
The floors of the interior space will be covered with high quality ceramic tiles 100x100 cm, Italian producers Cotto D'Este in the tone of your choice and three-layer parquet producers Liston Giordano.
Terrace flooring on the first floor will be made from the teak boards.
The floors of the entire open terrace will be from the local limestone.
Deck around the outdoor pool will be designed by the techno elements of wood substructure.
Lining the walls of the villa is a carved stone stacked in the traditional way, with the thickness of approximately 15-20 cm.

Interior equipment and installation:

All interior doors except the entrance will be wood - hickory, etc., and safety glass being 12mm in thickness, Italian manufacturer of P & Tre-Piu. Entrance security door in the color of wood will be installed by the same manufacturer.

Sanitary fittings are planned by top Italian manufacturers Catalano or V&B.
Hans Grohe fittings or Dormbracht.
Jacuzzi jetted tubs, a cedar sauna from the Italian manufacturer Effegibi.

Management system can be derived classically, combined or as a smart home.
Lighting fixtures from renowned Italian manufactures Flos, Foscarini, Targetti.

Heating and cooling will be performed with a heat pump, and built-in wall niches as freestanding elements or through floor mounting grid and the corresponding cross-section dimensions, by manufacturer Vaillant and Junkers. Additional heating and water heating will be done by a system of solar panels that will be placed on the flat roof of the building.
Fireplace in the living room floor and fireplace in the tavern basement will be put according to the designs in a separate project, the Italian manufacturer of fireplaces Piazzetta.
